The Central Park II RWA had sent a legal notice to the builder of Central Park II – M/s Sweta Estate Pvt Ltd. This notice concerns discrepancies in the “Registry” document given to apartment owners. Copy of the notice can be downloaded here.
A reply has been received to the Notice. Copy of the reply can be downloaded here
As the reply is vague and does not resolve our issues with the “Registry” document (Conveyance Deed), CP2 RWA is left with no choice but to proceed with legal action.

The Central Park II RWA has sent a legal notice to the builder of Central Park II – M/s Sweta Estate Pvt Ltd. This notice concerns discrepancies in the “Registry” document given to apartment owners. Copy of the notice can be downloaded here.
The basic facts are:
a. The builder created a format for Registry document and made all owners sign it, without any choice.
b. The format of the document had differences with the Apartment Buyer Agreement and also violates some clauses of the Haryana Apartment Ownership Act. These changes lead to increase in size of Super Area of apartment and other issues for owners.
c. The builder has included clauses in the Registry that are neither fair nor acceptable to members of Central Park II RWA members.
The CP2 RWA now awaits response from the builder and hopes the issue will be amicable resolved.

Considering the delays and little response from CP2 in resolving the issues of apartment owners of towers 1 to 9, the CP2RWA has sent another letter with all existing issues.

Notice is hereby given for a General Meeting of the Central Park 2 Residents Welfare Association to be held on 8th May 2011 from 10:30 a.m onwards at the following venue:
The Pearl Hall, Casa Bella Banquet, Omaxe Celebration Mall, Sohna Road, Gurgaon
The agenda of the meeting is as follows:
a. To review progress of discussions with builder since last meeting
b. To review progress on legal matters
c. To raise and discuss maintenance related issues being faced by residents.
d. Misc, if any
The meeting is only for members of the CP2 RWA. Please visit www.cp2rwa.org/membership or call 9871033551 for joining the CP2 RWA.Those who have not completed membership formalities can do so by paying the membership fee of Rs. 2000 at the meeting venue between 10:00 a.m to 10:30 a.m by cash or cheque.

As you are aware, the Central Park 2 Residents Welfare Association is collecting funds for it’s legal account and documents required from Bellevue owners. Following are the details:
Please pay an amount of Rs. 20000 in favour of ” CP2RWA LEGAL ACCOUNT ”
by cheque or Draft/Bankers Cheque/Pay Order payable at Gurgaon. Alternative, members can make an online payment using RTGS / NEFT with the following details:

d. Complete Copy of Conveyance Deed (Also called Sale Deed or Registry – Proof of Date of Registry and amount paid required).
e. Final Account statement of CP2 showing payment dates etc (Date of Demand, date of payment of each payment made and total amount paid must be shown)
Please put all these papers in a Hard File and mention your name, address, phone no and email ID on the cover of the file.
